Sainte-Hermine is a commune in the Vendéedepartment in the Pays de la Loireregion in western France.
Geography[edit]
The river Smagne flows southwestward through the commune and crosses the town. The river Lay forms most of the commune's northern border.

You enter the house into the lounge (28m²) with a wood burning stove and double doors to the kitchen/dining area (32m²), both have large stone fireplaces and classic red tiled floors.
Also on the ground floor is a 2nd lounge (28m²) with a wooden floor and wood burning stove in a stone fireplace, a bathroom with WC and bidet, a shower room with WC and a small utility room with washing machine and WC.
There are 4 bedrooms upstairs (36, 20, 16 & 12m²) one has a small washroom and WC and they can be accessed via the stairs from the lounge or the stone stairs at the other end of the farmhouse.
Underneath the end of the house is the ‘cave’ with a workshop (approx. 50m²) with low beams and accessed from the outside.
Attached to the end of the farmhouse is the high pitched roof covering the parking/’boules’ area that links the farmhouse to the Vendéen barn (200m²) with entrances on both sides.
At the rear of the farmhouse accessed from the lounge is a covered terrace (28m²) with a BBQ area and alongside another terrace (12m²) with a water feature.
Both terraces lead onto the rear garden with views over the surrounding countryside.
There is another outbuilding (45m²) in front of the farmhouse that has been partly renovated that houses an old bread oven.
Heating is provided by the wood burners and electric heaters, the house is on a septic tank that needs updating and it has a well that provides water for the garden all the year round.
